No. Non-nationals are welcome to purchase real estate in Barbados, with no restrictions on foreign ownership. There are no capital gains or inheritance taxes in Barbados. Non-nationals wishing to stay longer than six continuous months may require a Special Entry & Reside Permit.

Ownership at The Crane Private Residences is structured as a Right to Use held in trust by First National Trustee Company (FNTC) in the Isle of Man, until the year 3000 – in practical terms, a long-dated leasehold/trust structure rather than conventional freehold title. The property can be willed, transferred, or sold at any time, and the Trustee ensures there is no debt, prior ownership claim, or lien on the property.

It isn’t strictly necessary, since ownership is held in trust by FNTC, which verifies there’s no debt or lien on the property. Buyers who’d still like an attorney to review the Purchase Application can be referred to a local law office by their Ownership Representative.

For move-in ready residences, full payment is due at the time of purchase. For pre-construction (Phase 4) residences, buyers pay a 25% deposit, with the remaining balance staged and tied to construction milestones. The trust structure also means no closing costs, sales taxes, or legal fees are due on completion.

Move-in ready residences are sold furnished. Pre-construction (Phase 4) residences include appliances only, with furniture packages, from cutlery and linens to full décor, available through the developer or local décor partners; ask an Ownership Representative for an estimate.

West coast “Platinum Coast” developments like Sandy Lane, Royal Westmoreland, and Apes Hill offer prestige addresses but not the same operating resort infrastructure, and typically carry higher entry pricing. The Crane’s differentiator is buying into an established resort with a ready-made lifestyle already in place, restaurants, pools, spa, beach, and daily concierge service, alongside existing rental demand, rather than building both a lifestyle and a rental history from scratch.
